Challenges

Ground conditions: The ground was poor. As soon as we started digging the foundations it became clear we couldn’t complete a traditional strip foundation. We got in touch with our engineers and agreed on a piling design that was implemented with minimal downtime whilst the team set about other works on-site to keep the project going.

Materials: We found one of our contractors was really struggling for their materials. We helped him out by using our in house buyer to source it elsewhere. This made a saving which filtered back to the client – so a win all round!

Logistics: Orchards is down a single track road so access was very tight. We had a banksman on-site to assist with access and egress for site deliveries and planned materials deliveries and contractors carefully.

Next Project The Chapel

In Rubery, a derelict building in need of a conversion was transformed into five luxury, two-storey apartments. This job was a huge challenge. We were tasked with creating a new steel frame inside the existing envelope, as the building’s Grade II listing meant we weren’t allowed to change the existing walls in the slightest. Our aim was to make sure as much of the original detail as possible was kept intact. This included exposed brick walls, timber detail and the incredible vaulted dome ceiling. The end result was the building now known as The Chapel.
